Does anyone have recent expierience of trying to get planning permission to build a house in Floodzone 3 and what problems if any were faced by the Enviromental Agency.

I have been trying to find an architect and either face the problem that they are too busy or believe that the hassle is not worth the trouble and it always relates to the EA. One has even siad that the EA will not allow any new builds in Floodzone 3 unless it is replacing an existing residential property.

So as well as trying to obtain as much information on if there is any chance of getting planning permission I am still trying to find an architect that is willing to take on the project.

Any advise and help appreciated.

I've had recent planning in zone 3 but not for new build. If it is new build I fear you may struggle as I believe it is a none starter. Is the land in the BA area? if it is you can submit a pre-planning advice form with very roughly sketched outline plans that you could do yourself. They will then provide feedback on suggestions.

You cold have a Flood Risk Assessment done which you would need anyway loads of info here
