  looking at buying a riverside cottage on the river

thurne can anyone tell me how long you can stay in them each year 9 months or all year.

Not all year, but longer than 9 months I think....someone with more knowledge will be along soon I'm sure.
Pay attention to tide heights in relation to the property you are looking at.

When I was a director of TBMC it was 50 weeks. This was about 15 years ago but is unlikely to have changed. It is a requirement that you do have a permanent address elsewhere to try and avoid making them the main home.

When I first bought mine, I had to produce a Council Tax bill for some other property to show that I complied with the lease. Only ever did it that once.

They are great places to own but they can be a bit grim in winter so think carefully before buying. We had 17 years of fantastic holidays there before moving permanently to Norfolk.

I had delayed replying to this because I expected the oracle aka ExPilot would be along, I'm sure he will be soon.
You should consider which bank you would prefer, the entertainment of the boats below the bridge or peace above, north facing or south,  mains drainage (north bank) or cess pit (south bank and a few north).
Winter comfort is of course dependant on the build and insulation of the bungalow,as well as the level of the plot, both of which can be sorted out.
In the meantime you could look at the websites of the bungalows management company:

Note particularly that there are two different lease types (A and B).

FishersHaven, thank you for pointing towards those two web sites. Although I have no intention of purchasing one of the bungalows, there is some interesting history recorded there.

The bungalows along the banks of the Thurne in the parishes of Potter Heigham, Ludham, Repps With Bastwick and Martham, with the exception of only three, are all ninety-nine year leasehold.  Thirty-two of the two hundred odd bungalows are leased direct from the Environment Agency, the remainder are leased from Thurne Bungalows Management Company Limited, which, itself, is the lessee of the Environment Agency.  TBMC Ltd is a private company limited by share. 184 lessees of a Thurne bank bungalow or plot is required also to hold a share in the lessor company.  

Both leases have similar covenants regarding permanent occupancy/residency.  Both leases specifically prohibit  permanent occupation and subletting (other than for holiday purposes only - and only then for no longer than four weeks at any one time to the same tenant.)  However, the lease governing the thirty-two Lease B properties also states that the bungalows may be occupied for up to fifty weeks in any twelve month period - and I stress - for holiday purposes only and under no circumstances as a permanent residence.

This information can be further elaborated if you care to pm me for a telephone number.  My advice would always be to have your legal adviser go through every single clause in the lease document before you even start looking at properties.
